Covid-19

Below are our current terms and conditions. Nevertheless, in view of the pandemic and being aware that the situation can change from week to week, we will do our best to be as flexible as possible should any restrictions to travel or other conditions be imposed at short notice, the result of which affects your booking.

1. Payment

A refundable deposit of £150.00 is payable at the time the booking is made. Fifty per cent (50%) of the rental fee is payable no less than six (6) weeks before the commencement of the rental and the balance is payable no less than three (3) weeks before the commencement of the rental. Non-payment of the either tranche of the rental fee on or before the due dates shall be construed as a cancellation of the contract by the Client, the deposit or amount paid to such date will be forfeited and Owner will be free to rebook the property

For bookings made less than four (4) weeks before the commencement of the rental the deposit and total rental fee are payable at the time of booking. Payment can be accepted by bank transfer to Owner's account or via PayPal.

2. Cancellation

Any cancellation made by the Client for whatever reason shall be in writing. When a booking is cancelled, the following will be applied.

a). If the cancellation occurs more than 6 weeks before the commencement of the rental period, the deposit will be returned.

b). If the cancellation occurs between 3-6 weeks before the commencement of the rental period, the first tranche (50% of the rental fee) and the deposit paid by the Client will be forfeited.*

c). If the cancellation occurs up to three (3) weeks before the commencement of the rental period, the first and second tranches (100% of the rental fee) and the deposit paid by the Client will be forfeited.*

*In the event of b) or c) above, if Owner is able to re-let the villa to another party for the same rental period, then the amount paid by Client to Owner for the rental and the deposit will be returned to Client in full or part thereof, at Owner's discretion.

In the case of Client wishing to change the date of the booking, the availability of alternative dates and the success or lack thereof in re-letting the previous booking will determine at Owner's discretion the amount of the refund.

3. Cancellation Insurance

Cancellation insurance is not compulsory but Owner strongly recommends such insurance cover to protect against the cancellation penalty.

4. VAT

No VAT is applicable.

5. Period of Hire

Rentals commence, unless otherwise agreed by Owner, at 4 p.m. on the day of arrival and terminate at 10 a.m. on the day of departure.

6. Number of Persons in the Property

The number of persons occupying the property must not exceed the maximum number stipulated on the Casa Orion website and as confirmed by Owner following receipt of the booking form from the Client. Owner reserves the right to refuse entry to the entire party if this condition is not observed.

7. Complaints

Should there be any cause for complaint during the occupation of the property, it must be notified promptly to Owner and in the case of a serious problem confirmed in writing.

8. Care of the Property

The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. Furthermore, the Client will not do anything that may be reasonably considered to cause a nuisance or annoyance to any other occupier of neighbouring properties.

9. Breakages, Damage or Loss of Keys

The Client hereby agrees that in the event that replacement, repair or extra cleaning costs are required at the end of the Client's stay, such costs will be deducted from the deposit paid by the Client.

10. Services & Equipment

The services & equipment provided are as set out on the Casa Orion website. In the event of a breakdown or loss of service Owner undertakes to restore the service/repair the breakdown as soon as possible. In the event of services provided by third parties, i.e. internet, etc. Owner is dependent on the local provider and cannot guarantee that the problem is rectified immediately.

11. Act of God

Owner is not responsible for natural disasters and other events out of their control. The Client is therefore strongly advised to take out adequate travel insurance cover in the event of such circumstances.

12. Pets

Pets are not allowed to stay at the property during the rental period.

13. Smoking

Smoking is not allowed in the house or inside the outbuildings of the property at any time.

14. Liability

Neither Owner, Owner's employees or agents accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise.

15. Warranties

Owner does not warrant and is not responsible for the accuracy of any verbal information given or statements by any of Owner's servants or agents.

16. Right of Entry

Owner or its representatives shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

17. Children

Clients must accept responsibility for the safety of their children; no child under the age of 15 may use the swimming pool at Casa Orion unaccompanied.

18. Law

The contract between Owner and the Client is governed by the law of England and Wales and it is agreed that any dispute, matter or other issue which arises between the two parties will be dealt with by the Courts of England and Wales.

19. Miscellaneous

A).Owner's maximum liability for losses suffered by the Client as a result of Owner acting in breach of these terms and conditions is strictly limited to the total fees Client has paid for the booking.

B).Owner shall not be liable to Client for any personal injury or damage to or loss of personal property, except where the injury, damage or loss is caused by Owner's negligence.
